What is included in the $39.95 Garage Door Tune-Up Special?

During our $39.95 Garage Door Tune-Up, we:

  • Lubricate hinges, rollers, torsion tube bearing plates and openers.
  • Check all of the following for wear and tear and defects —cables, bottom rubber exterior weather seal, door spring balance and safety sensors.
  • Make minor operator adjustments.

Should I repair or replace my garage door?

The two main factors to consider when deciding between a replacement or a repair are the door’s age and the extent of the damage. If your garage door is damaged but relatively new, it may be possible to repair it. Depending on the issue, your door might need a simple servicing or a new part. If the damage is extensive, a technician can also replace a large section of the door.

In general, if your door is older and has damage, it usually makes more sense to invest in a new door than to continually repair an old one. If you’re still unsure, call a trusted specialist to assess the damage and give their opinion.

Why won’t my garage door open?

Although it’s frustrating when your garage door opener malfunctions, it could be due to simple, easy-to-fix issues. If your garage door doesn’t open, the most likely causes have to do with the following:

  • Power cord: Although it seems obvious, sometimes the simplest answer is the right one. Check that the power cord is plugged in before anything else. If it is plugged in, ensure there isn’t an issue with the plug socket by trying another one.
  • Tracks: The metal tracks keep the door in line when opening and closing. Your garage door could stop working if the tracks are misaligned or if the rollers come off the tracks entirely.
  • Tension springs: A broken tension spring is the most common reason a garage door won’t open. Wear and tear eventually causes these springs to weaken and break on one or both sides of the door.
  • Photo-eye: Your garage door photo-eye is an essential safety feature that stops the door from moving when it senses a person or object. Your door could stop working if the sensor is out of alignment.

Why is my garage door opener not working?

Many people discover that a problem with their garage door is actually an issue with the garage door opener. Easy-to-fix issues include:

  • Dead remote control batteries.
  • Radio-frequency interference.

If the remote control is working, the problem might be with the garage door opener itself. A garage door specialist will be able to service your door opener and determine if you need a replacement part. Possible issues can involve:

  • The main gear drive.
  • Components of the trolley carriage.
  • The garage door opener motor.
  • The circuit board.

How often should I maintain my garage door?

You should have professional garage door technicians service your door at least once a year. This advice is for doors that are functioning correctly. If you haven’t had any issues with your door or door opener, a specialist will complete preventive maintenance to prolong the door’s life, including adjusting the spring tension, lubricating necessary areas and tightening bolts.

Is garage insulation necessary?

Insulating the passageway from the garage to your house will improve the space’s overall energy efficiency and lower your heating and cooling costs. Many people also choose to insulate their garage if they use it as an additional living space or workshop. How well you should insulate your garage door will depend on how you plan to use the area.

    What Our Customers Are Saying

First and foremost, Jim and his family are first class business people and they are true to their word and 100% stand behind the products they sell and install. Their staff is very professional and courteous. I was provided a timeline for the work that would be completed. This timeline was honored, met and the work performed was exceptional through and through. My family owns a 121-year-old family-owned and operated commercial real estate business in the eastern part of the State of Pennsylvania. We pride ourselves on superb customer service and we could not be in business for as long as we have been in business if we did not put our clients first. Without hesitation, I know that Jim and his family share like values and ideals. Prior to the install, I visited their offices in Boca Raton and was as equally impressed with their onsite operations as I was with their procedures and professionalism over the phone. I am incredibly particular with the vendors I do business with and I evaluate and vet their background very thoroughly before I ink a contract and pay a deposit. The responsibility is shared in that customers need to do their due diligence to the best of their abilities and make educated decisions when it comes to having services performed for them, on them, or of any kind for this matter, The Doorman of South Florida's office was bright, neat, clean, professional, and equally important to me was that it had a positive vibe which told me a lot about why they are successful and are probably one of, if not, the very best garage door vendor in South East Florida. The bottom line is that their family cares for their customers and wants their customers to be 100% satisfied with their selection and the finished job. If I could give The Doorman of South East Florida (6) ****** SIX STARS, without hesitation, I would do so. *Before you go to a big box retailer or some other second rate vendor, do yourself a big favor and give Jim a call first. You will be thankful you did as you will save yourself many headaches you will likely get from other vendors. I work with dozens and dozens of vendors as well as residential and commercial contractors on a daily basis and have done so for over twenty-five years. You will be hard-pressed to find a better and more honorable vendor in family that owns and runs The DOORMAN of SOUTH EAST FLORIDA. Lastly, and often MOST important to many people, their prices are very competitive, and perhaps even LESS EXPENSIVE than many others, so you do not have to sacrifice quality for fair and honest pricing. THIS IS NOT IN ANY WAY A PAID OR SOLICITED RECOMMENDATION. Martin E. Coleman, Executive Managing Trustee, Northwood Corner, Easton, PA - PALM BEACH COUNTY, FL seasonal resident.
